Boiler & Heating Care Plans Policy Terms & Conditions
Please read our terms and condition before you select one of our care plans
T J PLUMBING SHEFFORD LIMITED will provide the level of cover as set out below in respect
of the private domestic central heating system.
IMPORTANT POINTS
1.1. The cover is not an emergency cover.
1.2. We do not offer cover for evenings, weekends or bank holidays.
1.3. Limited cover between Christmas and New Year.
1.4. The appointment timing are for jobs reported before 10am on a working day.
1.5. To activate the care plan one of our engineers would need to service the boiler and inspect the system. Should our engineers deem the boiler/system unsuitable, a service or call out charge will apply.(our Bronze or Gas fire payment plans do not require a prior service or inspection) The service charge also applies if the customer decides not to continue with the cover after the initial checks or cancels the plan during the 12month period.
1.6. Consumables, i.e. graphite burner seal, etc. will be chargeable.
1.7. Parts required at the time of initial visit will be chargeable.
1.8. No Claim will be covered within the 30days of the policy starting.
1.9. Care Plans area covered is up to an 8mile radius from SG17 5DZ and/at T J Plumbing discretion.
2.1. Gold Care Plan
The central heating boiler including all components within the boiler casing including the appliance isolating valves together with the internal or external circulating pump, thermostatic radiator valves, motorised valves, radiators and central heating pipework, timers/programmers and room/cylinder thermostats. excluding hot water cylinders and flue systems.
2.2 Silver Care Plan
All components external to the central heating boiler, including external circulating pump, thermostatic radiator valves and central heating pipework, timers/programmers and room/cylinder thermostats, motorised valves, radiators, excluding hot water cylinders and flue systems.
2.3. BRONZE BOILER SERVICE PAYMENT PLAN.
This cover includes a service or safety check on the boiler and does not include the cost of parts and labour & callouts

2.4. PLUMBING PLAN
This cover includes repairs to visible surface mounted pipe leaks on hot water and cold water pipes inside your property between the internal stopcock and your taps or appliance. Repairs to toilets a maximum of 2 repairs to leaking toilets in your property, Syphons, valves and ball cocks throughout your 12 months term. Smart toilets and bidets toilets are not cover on this plan. This plan does not cover replacing the toilet itself.
Taps - no labour charge just the cost of the replacement should taps need replacing, such as basin bath utility kitchen or outside taps. Hot boiling water taps are not included on this plan.
White goods such as the bath, basins, shower cubicles and sink/kitchen sinks etc are not covered on this plan.
All taps must be accessible and not built-in.
Showers are not included on this plan.
Water tanks are not covered on this Plan.
This plan does not cover any track or trace/leak detection companies if required.
2.5. GAS FIRE SERVICE PAYMENT PLAN
This cover includes a service or safety check on the Gas fire and does not include the cost of parts and labour & callouts.
2.6.a STANDARD CYLINDER PLAN
This plan covers all standard copper open vent cylinders only.

2.6.b UNVENTED CYLINDER PLAN – (UP TO 10 YEARS OLD)
This plan covers your yearly Cylinder check.
Any pressure reducing valves pressure relief valves.
Covers safety components.
Immersion heater.
Cylinder replacement (equivalent) if deemed not repairable. (see clause 8.1)
2.6.c UNVENTED CYLINDER CONTROL COVER
This plan covers your yearly cylinder check
Any Pressure reducing valves & Pressure relief valves
All safety components
This plan excludes immersion heater
This plan does not cover cylinder replacement.
2.7. UNDERFLOOR HEATING PLAN
Breakdown cover
Repairs to valves and manifolds
This cover excludes any in floor pipework.
Any work required to access or cover any of the underfloor heating components such as floor removal and relaying is the responsibility of the customer not T J Plumbing.
3.1. PRIORITY ATTENTION
T J PLUMBING SHEFFORD LIMITED will endeavour, subject to workload and labour availability, to call the same day on reports before 10am (Monday - Friday, excluding bank holidays, etc.) in response to any breakdown or failure of the central heating system.
3.2 SAFETY CHECK
At the same time as the annual service visit a Service Engineer will check the safe operation of the appliances specified by your plan.
3.3 ANNUAL VISIT
A Service Engineer will inspect the appliances specified once a year and clean and adjust them as necessary. It is the responsibility of the customer to book all services for their
appliances.
3.4. BREAKDOWN FREE LABOUR & PARTS
No charge will be made in respect of labour or parts and materials used in repairing any reported fault, unless not included under the care plan.
3.5 CALL OUT TIME
The office must have received your visit request before 10am on a working day to qualify for the of time in contract otherwise from 9am following day, subject to availability. We then have up to 48 hours to respond.
4.1. The Service Contract is valid for one year from the date of the service it is the responsibility of the customer to cancel their plan if no longer required at the end of each 12-month period.
4.2. All plans are payable monthly, and a minimum of 12 monthly payments are required, in any one year.
4.3. If the monthly direct debit is cancelled during the contract period, the outstanding will be invoiced for full payment.
5.1. Payment for the Service contract is made by a recurring monthly payment over a 12 month period. All payments are collected via Direct Debit with GoCardless.
5.2. The renewal date of the Service Contract will be the yearly anniversary of the date the Service Contract was first taken out. It is the customers responsibility to cancel or update
any direct debits or Care plan Cover at this renewal time.
5.3. T J PLUMBING SHEFFORD LIMITED, at its discretion, may refuse to offer renewal of any Service Contract.
6.1. If the ownership of the premises in which the appliance(s) covered by this Service Contract changes the new owner shall have the benefit of the Service Contract for the remainder of the 12-month period, which is required to be paid by the contracted customer until the final 12th month payment has been paid.

7.1. T J PLUMBING SHEFFORD LIMITED may supply and fit adequate replacement parts or components which are not the same as the parts being replaced.
7.2. T J PLUMBING SHEFFORD LIMITED shall not be held responsible for any delay in the provision of spare parts by suppliers and we only fit parts from our local trusted suppliers.
8.1. This Service Contract does not include the replacement of the central heating appliance or other appliance(s) in the event of spare parts or components not being reasonably available. Or the unreliability of the appliance. (Main heat exchangers are not covered). Repairs for parts and labour up to the value of £800.00 inc. VAT. If your Boiler or Cylinder is deemed beyond economical repair, we may decide to contribute up to £400.00 inc. VAT, towards a similar new boiler or cylinder instead of repairing it. Only Boilers or Cylinders up to 10 years old will qualify, and to qualify the customer needs to have Been on the Care Plan for 12 consecutive months.
It is the customers responsibility to prove the age of the Boiler/Cylinder. New Boilers/Cylinders must be installed by T J Plumbing Shefford Ltd to qualify for the contribution.
Boilers/Cylinders up to 5 Years Old - £400 contribution towards similar new boiler.
Boilers/Cylinders over 5 years old but less than 10 years old - £150.00 contribution.
Boiler repairs and breakdowns, includes everything contained within the boiler case only.
9.1. Acceptance of a central heating system or any other appliance(s) or system components onto a Service Contract does not imply that it is installed satisfactorily or to the prevailing standards of T J PLUMBING SHEFFORD LIMITED. T J PLUMBING SHEFFORD LIMITED will not accept responsibility for any inadequacy attributable to the original design and makes no warranty as to fitness for purpose or condition.
9.2. At the time of the first service visit, T J PLUMBING SHEFFORD LIMITED reserves the right to cancel the Contract and refund any monies paid for reasons of safety, accessibility for servicing or nonavailability of spare parts.
11.1. T J PLUMBING SHEFFORD LIMITED shall not be liable if it is unable to carry out its obligations under the Service Contract due to industrial disputes or force majeure.
T J PLUMBING SHEFFORD LIMITED shall not be liable for the cost of temporary secondary heating. Or any expenses or temporary accommodation costs. TJ Plumbing are not an emergency Plumber we are obligated to provide cover under the terms and conditions we do not operate during evenings weekends, bank holidays or The Christmas period.
T J Plumbing shall not be liable for costs of any 3 rd party works unless already authorised in writing.
The following are excluded from all Service Contract:
12.1. Call outs during the evening, weekends and bank holidays & Christmas period.
12.2. The whole flue system or any part of the flue system and its connections/seals.
12.4. Electrical elements in radiators.
12.5. The gas supply pipe and the size of the pipe.
12.6. A replacement boiler if the existing boiler is beyond economical repair.
12.7. Replacing or topping up your system inhibitor unless we’ve removed it.
12.8. Plumbing work to hot, cold or wastewater pipes.
12.9. Plumbing items such as showers and taps.
12.10. Resetting your controls or replacing the batteries.
12.11. Any parts that are designed specifically for underfloor heating.
12.12. Supply of curved or designer radiators
12.13. Costs arising from the failure of the appliance or a component under the cover, including damage caused by water leaks.
12.14. The replacement of decorative parts.
12.15. Any defect or inadequacy attributable to the original design of the gas central heating system/appliances.
12.16. The fabric of the building or pipework and flue pipework buried in it.
12.17. Any defect caused through malicious or willful action, negligence or third-party interference.
12.18. Any defect or damage occasioned by fire, lightning, explosion, flood, storm, tempest, frost/ice, impact, ingress, adverse and/or prolonged weather conditions or other extraneous
cause.
12.19. Consequential damage or loss arising as a result of a defect occurring in the central heating appliance, system or the appliances unless such a defect damage or loss is
attributable to the negligence of T J PLUMBING SHEFFORD LIMITED.
12.20. Any defect or damage occurring from a failure of the gas, oil, electricity or water supply.
12.21. Descaling and any work arising from hard water scale deposits or from damage caused by aggressive water or an ingress of silt/debris from the water supply main e.g. boiler noises, debris, blockage.
12.22. Damage caused by internal corrosion.
12.23. The routine refill/top-up of sealed systems.
12.24. Damage to components caused by central heating system debris or by poor quality heating water or lack of system inhibitors. Additional system inhibitor chemicals are at extra
cost.
12.25. Any faults existing at the time of care plan checks that have been highlighted and the customer has chosen not to rectify.
12.26. Removing asbestos associated with repairing the system/appliance. Asbestos must be removed before any further works can commence and a copy of the clean air certificate must be available to us. By law the person/company who removes the asbestos must give you a clean air certificate.
12.27. Any cost however derived from the delay in obtaining replacement parts, or parts not being obtained for any reason e.g. the parts are obsolete, the repair cannot be completed.
12.28. The replacement of LPG regulators and hoses
12.29. Any operational defect caused by frozen pipework including the condensate drain.
12.30. Any bathroom fixtures and fittings, kitchen sink. Taps, tap washers, toilets, ball valves and siphons, showers, shower trays & shower pumps, water softeners and filters.
12.31. Water supply from the boundary of your home up to the stop cock.
12.32. Steel or lead pipework.
12.33. Upgrades to system if you want to improve your system or appliance.
12.34. Gas fire breakdowns/spare parts and glass fronts for Gas fires.
12.35. Cooking appliances.
12.36. Specialist plumbing of heating manifolds, non-standard/ not current/ discontinued plastic pipe/ plumbing systems.
12.37. Adjustment to time and temperature controls
12.38. Smart controls. Smart Thermostats and wireless TRV Systems.
12.39. regular routine maintenance of the appliance e.g. topping up heating systems and bleeding radiators outside of annual service.
12.40. Power flushing is excluded from all care plans, if it is deemed necessary this is payable in full to T J Plumbing.
A callout charge will be made for any call outs relating to the exclusions mentioned above or anything that is not covered under your chosen plan.
